Processing of transfer certificate title will take days assuming that you already have a Certificate Authorizing Registration (which is issued upon payment of Capital Gains and Documentary Stamps Taxes) and the title is "clean", you may allot a month for the process of transferring the title.
After transfer has been made, you may now exercise your rights over the property.
If in case the owner/seller of the land you are buying never had been leasing and paying the capital gains tax, the payment of the capital gains tax is done on every sale/donation of the property, the seller pays the capital gains tax.al gains tax.al gains tax.
Buyer can hire a lawyer or a licensed real estate broker for this purpose. Better if the lawyer is also a licensed real estate broker.
